Our Story

Moir Park's founder, Matthew Schliep, began covering the equipment rental industry in 2005 as a private equity investor at Wayzata Investment Partners, an $8 billion alternative asset manager. From 2010 to 2014 he served on the board of Neff Rental - then one of the ten largest equipment rental companies in the U.S. - through its restructuring and up to the eve of its eventual sale to United Rentals.

That vantage point revealed an overlooked asset: the real estate underneath. Fenced yards and small shops on large industrial lots were listed by brokers as "excess land," ignored by appraisers and misunderstood by lenders - yet treated by their tenants as mission-critical. In 2014, Schliep began acquiring these properties, first through a private industrial REIT he built to 44 assets, and from 2017 through Moir Park Capital.

Today the asset class has a name - industrial outdoor storage - and institutional capital has followed. Moir Park's edge remains what it was in 2014: it underwrites the business the building serves, not just the real estate.

Mr. Schliep has invested over $2.0 billion across alternative investment strategies since 2005, spanning real estate, distressed debt and private equity. He began acquiring industrial outdoor storage assets in 2014 and has completed more than 120 IOS acquisitions since. His career began at Wayzata Investment Partners, where his roles included nearly four years on the board of Neff Rental (audit and compensation committees). Prior to founding Moir Park, he created and solely managed a private industrial REIT of 44 outdoor storage assets. Mr. Schliep holds a B.S. in Business Economics from Bradley University, where he received the Denzil Austin Award as the most outstanding Economics major.

Mr. Dosch joined Moir Park in 2018 from First Industrial Realty Trust (NYSE: FR), where he oversaw underwriting and approval of industrial developments, acquisitions and dispositions across a national portfolio. He previously served as a Valuation Analyst at Colliers International and the Shenehon Company in Minneapolis. B.S., Real Estate Studies, University of St. Thomas.

Ms. Retrum joined Moir Park in 2021 from Okabena, where she supported daily cash reconciliation, monthly valuations and manager compliance. Previously a Senior Accountant at Merced Capital and, for ten years, a fund and corporate accountant at Wayzata Investment Partners. B.S., Business, Iowa State University.
